Dear Sir,
From a careful examination of the
Marssnoia Iron Company's property I believe the
following is nearly its present and future
position namely
There has been expended by the present 48000
Company
To which add 20,000 acres of land 2000
Government Grant
@ 1/6 and costs 6d =2t.....................
Expenditure Sterling 50000
The present value of the property if the works
are continued is estimated for:-
The Iron works consisting of plant and 13000
coHages
3000 acres of land part of which is cleared
and uponwhich the works and coHages are 1125
checked including also the Town lots of Marssnoia
@ 7/6.............................................
The Ore beds..................................
The Water Privilege...........................
20000 acres of land cost 2t say worth 4/6.4500
Present Value 18625
But this value depends upon xiuning [examining
or using?] a sufficient and continuous supply of
superior ore -
That a first clafs [class?] ore is in
existence there is no doubt the great-ore-bed
which has hitherto been relied upon is not
available it not being adapted for the manufacture
of iron unlefs [unless?] it improve on the deep
which would be too expensive to explore.
Good ore however exists in the following
places namely.
At Sandy Hill from which several hundred tons
have been got and a very superior pig-iron
produced a specimen of which I forwarded to
England last June - but the extent of ore a
capability of minning [mining?] is not known -
In Mc Collonn's [McCollon?], but neither the
extent nor capability is known. I here found a
deposit of ore which is in all probability of a
good steel quality - it worked well in the forge
fire and forge without any trace of sulphur - This
also requires following up.
At Parker's Point in Lot 6 Concefsion
[Concession?] 1st Marssnoia.
The above are on the Company's land and are
capable of being hunspoiled to the works at no
heavy expense -
Also the March Ore purchased by W. Bell for
the Company. The magnetic-black-oxide here proved
good in W. Hay's time but workings on the deep
must be made in cider to get clear of the sulphur.
Here is also a quantity of good Bog-ore - But the
extent of neither is yet known.
Afsuming [Assuming?] that the exploration for
ore has proved favourable then the works may be
carried with a reasonable expectation of a
handsome profit.
It is believed that the cost of explorations
to find sufficient ore for the works would not
exceed 500 but say 1000.
I have not the slightest doubt but the result
of these explorations will much more than pay
itself being confident of finding sufficient ore
to carry on the works for a number of years and if
my expectations are realized in perpetuity.
I should advise that one blast furance only be
put into work at the first.
To carry on the works with 12 months floating
capital will cost for
Repairs of one blast furnace and erection of
new gust and saw mills........................4000
For 12 months floating capital............8750
Purchase of 20000 acres Government Grant @ 2t.

Exploring the ore.........................1000

And the yearly produce may be presumed to be
1500 tons produce of one blast furnace only

In addition to the above localities for ore I
may add the Hamatile (of excellent quality) close
to the works now drowned out with a pofsibility
[possibility?] of reopening - Also as worthy of
search the ore on Lot 10 Concefsion [concession?]
1st. Belmont quite close to the boundary of the
Company's land in Marssnoia -

N.B. If two blasts furnaces were at work the
profit would be nearly doubled 9000 but the
produce of three furnaces would be too great at
present.
