Dear Neice [Niece?]
Once more I take
the pleasure of writing to you
to let you know that we are all
well hoping these few lines will
find yous [you?] all the same
Dear Neice [Niece?] I hope you
will excuse me for not writing
to you before now I have
nothing new to let you
know at this time.

and Mother brothers and sister

brother James is keeping
in good health.

as I can the time that
we are going over to
spend a few Days with

till December 20th. I hope
