This Indenture made the 1st day of January 1875 Between Robert McMinn of
Fort Richardson Texas in the United States of America Esq [Esquire] of the
one part and John Hughes of Coleraine in the County of Londonderry Butcher
of the other part Whereas by lease bearing date the 25th March 1876 Robert
Galt therein described as of Coleraine in the County of Londonderry Merchant deceased unto James Hamill therein described as of Coleraine aforesaid Innholder and to his heirs the [heredetanients?] & premises therein and hereinafter more particularly mentioned To hold the said premises with the [appurto?] unto the said James Hamill his heirs and assigns from the 25th March [theu?] last past for the lives and life of the three [restui? que ires?] therein and of the survivors and survivor of them and for all such other lives as should thereunto be added pursuant to the covenant for perpetual renewal in said lease contained And whereas the interest of the Lessee in said recited Lease subsequently became invested in James Hamill son of the original Lessee And Whereas the last named James Hamill made his will in writing duly attested as by law was then required for passing real Estate and thereby after making provision for the payment of certain terminable annuities for life which have all long since ceased and determined devised the said premises by the description of his Coleraine property to his nephew James Hamill and his heirs charged with a perpetual yearly rent charge of fifty pounds late Irish Currency equal to ú46:3:11 which rent charge he thereby devised to one [Hamill?] Smyth therein named And Whereas the said Testator departed this life in the year 18 [sic] without revoked his said Will And Whereas in and previously to the year 1866 the said Robert McMinn party hereto and one James Hamill Turner were entitled in possession to them and their heirs as tenants in common in equal undivided moieties to the quasi fee and inheritance of and in the said lands and premises subject to the rent reserved by the said Lease thereof and subject to the said yearly rent charge And whereas the said Robert McMinn being so entitled as aforesaid for the considerations therein mentioned by Indenture dated the 17th day of July 1873 convey the undivided moiety in said lands and premises to the said John Hughes party hereto And Whereas the said Robert McMinn as now entitled to the other undivided moiety of said lands and premises formerly the property of the said James Hamill Turner subject along with the other moiety thereof to the payment and performance of the rents and covenants reserved by and in the said Indenture of Lease and to the said

perpetual yearly rent charge and has agreed with the said John Hughes to
convey the same to him for the sum of ú85 Now This Indenture Witnesseth
that in pursuance of the aforesaid Agreement and request and in
consideration of the said sum of ú85 by the said John Hughes to the said
Robert McMinn paid on or immediately before the execution of these presents
the receipt whereof the said Robert McMinn doth hereby acknowledge and of
and from the same doth acquit exonerate and forever discharge the said John
Hughes his heirs executors administrators and assigns He the said Robert
McMinn doth hereby grant convey and confirm unto the said John Hughes his
heirs & assigns All That one equal undivided moiety or equal half part of
and in All That and Those that piece or parcel of Ground on the South side
of the Diamond of Coleraine containing in front 48 feet and in length
backwards 250 feet or thereabouts Bounded on the East by Doctor Thompsons
tenement on the South by a Stable Lane on the West by the Meeting House Lane appurtenances situate [sic] in the town of Coleraine Parish of Coleraine Barony of the town and Liberties of Coleraine and County of Londonderry with the appurtenances and all the Estate right title and interest property claim and demand at Law and in equity of him the said Robert McMinn in to out of or upon the one equal undivided moiety of the said [herditanients?] hereby granted or intended so to be To Have and To Hold the said [hereditanients?] and premises hereby assured or expressed and intended so to be with the [appurts?] unto and to the use of the said John Hughes his heirs and assigns for the lives and life of the now [cestui?] que ires named in the said Indenture of Renewal or renewed Lease and the survivors and survivor of them and the life and lives of every person whose lives shall for ever hereafter be added to the said demise of the said lands and [hereditanients?] by virtue or in pursuance of the covenant for perpetual Renewal in said Indenture of Lease contained subject to the payment of the rent and observance of the covenant reserved by and contained in the said Indenture of Lease but indemnified against one equal moiety of the said rent by the undivided moiety of the said [denused?] [hereditanients?] so heretofore conveyed to the said John Hughes and subject along with the said last mentioned Moiety of the said hereditanients to the said perpetual yearly rent charge of fifty pounds late Irish Currency equivalent to ú46:3:11 present currency And the said Robert McMinn doth hereby for himself his heirs executors and administrators covenant with the said John Hughes his heirs and assigns in manner following that is to say that notwithstanding any act Deed matter or thing whatsoever by the said Robert McMinn or by any person or persons lawfully claiming from under or in trust for him made done omitted committed or executed or knowingly or
willingly suffered to the contrary he the said Robert McMinn now hath in
himself good right and absolute authority to grant the said hereditanients and premises hereby assured or expressed and intended so to be unto and to the use of the said John Hughes his heirs and assigns in manner aforesaid according to the true intent and meaning of these presents and that it shall be lawful for the said John Hughes his heirs and assigns from time to time and at all times hereafter peacefully and quickly to hold possess and enjoy the said
hereditanients?] and premises hereby assured or expressed and intended so to

be with their appurtenances and receive the rents issues and profits
thereof and every part thereof to and for his and their own use and benefit
without any lawful let suit trouble eviction claim or demand whatsoever of
or by the said Robert McMinn or his heirs or any person or persons lawfully
claiming or to claim by from under or in trust for him them or any of them
and that free and clear and freely and clearly and absolutely acquitted
exonerated released and for ever discharged or otherwise by the said Robert
McMinn his heirs executors administrators well and sufficiently saved
defended kept harmless and indemnified of from and against all estates
titles troubles charges debts and incumbrances whatsoever either already or
hereafter to be made executed reasoned? or suffered by the said Robert
McMinn or his heirs or by any other person or persons lawfully claiming or
to claim by from under or in trust for him them or any of them And Further
that the said Robert McMinn and his heirs and all and every other person and persons having or claiming or who shall or may have or claim any Estate right or title or interest at Law or in Equity in to or out of the said
hereditanients and premises hereby assured or expressed and intended so to
be or any of them or any part thereof by from under or in trust for him the
said Robert McMinn or his heirs shall and will from time to tome and at all
times hereafter upon the reasonable request and at the Costs and charges of
the said John Hughes his heirs or assigns do execute make and perfect or
cause to be done executed made and perfected all such further and other
lawful and reasonable acts deeds matter things and assurances in the law
whatsoever for the further better and more perfectly and absolutely granting and assuring the said hereditanients & premises hereby assured or expressed and intended so to be or any of them or any part thereof by from under or in trust for him the said Robert McMinn or his heirs shall and will from time to tome and at all times hereafter upon the reasonable request and at the Costs and charges of the said John Hughes his heirs or assigns do execute make and perfect or cause to be done executed made and perfected all such further and other lawful and reasonable acts deeds matter things and
assurances in the law whatsoever for the further better and more perfectly
and absolutely granting and assuring the said hereditanients & premises
hereby assured or expressed and intended so to be and every part thereof
with their appurtenances unto and to the use of the said John Hughes his
heirs and assigns in manner aforesaid and according to the true intent and
meaning of these presents as by the said John Hughes his heirs or assigns or his or their Counsel in the Law shall be devised advised and required In
Witness whereof the parties aforesaid have hereunto set their hands and seals the day and year first herein Written

A Memorial of this Deed was entered in the Registry Office in the city of
Dublin on the 7th day of April 1875 at 2 minutes after 2oclock [sic] in
Book 15 No 89 And the execution of said Deed and Memorial was duly proved
Fees 64/6 John J Watson JP
