Dear Joseph,
I have now the pleasure of sending
you a copy of the receipts and expenditure connected
with the property in Tandragee sharing a gross
Balance of œ40. 4. 0 1/2 out of which is to come
5% on the receipts for receivers fees or to make
the thing even œ3.4/. leaving a Balance at your
disposal (J M Seawright & Robt. [Robert?] Moore?) of œ37.0.0.
In note to put the small house in tenant able
repair I have had it entirely thatched and a
floor put into it and you will find 2 years Rent
credited at 6/- per month. Although this statement
is long coming I hope it will be satisfactory to you.
By a letter received the other day I find the amount
as made up by Mr McConnell of your debt against
this property. May 19th 1847 to be œ177.7.10 on
which he says you are to charge Interest at 5%
and there is now due 5 1/2 years Interest. Mr McC [McConnell?]
says no claimant can go behind your Eligit [sic] as to how
the above amount is made up and of course there
is no use in making out [account?] from the first Bond.
You will find that up to the present time the
receipts have scarcely paid the Interest and
property has fallen so much in value I dont think
it will ever pay much now. We are all well and
all desire their kind love to you and Mrs Seawright. Wishing
you many returns of this festive season.
