Joshua E. Peel & Son, Solicitors, English Street, Armagh, N. IRELAND. Re: Mr. Joseph Steenson & 27 Gates Ave., Toronto. Dear Sirs: I acknowledge your letter of December 17th in which you advise that Mr. and Mrs. Steenson have called at your office and duly executed Assignment to my client Mr. Kesteven, of the Second Mortgage held by Mr. and Mrs. Steenson on 27 Gates Avenue, in the City of Toronto, Ontario. In your letter you also advise that Mr. Steenson has signed a letter to my client in the form which I supplied and which letter authorized my client to send a Draft to you for such amount as could be purchased with $25.00. As an evidence of good faith in this matter, I deposited an Accepted Cheque with Mr. Thompson, the Toronto friend of Mr. Steenson. It will be necessary for me to get back such cheque from Mr. Thompson before sending the said Draft to you. Unfortunately, Mr. Thompson is slightly ill and will not be able to get back to his office for a few days and so I will not be able to obtain the cheque from him until that time. I presume that by now you have appeared before the Notary Public and that the Assignments are fully completed. These documents are obviously much different than those you use in Ireland and I think I should have the opportunity of examining them and seeing that the Affidavits of Execution have been completed in a manner that will be accepted by the Registrar of Deeds in this city. I wish therefor [therefore?], you would kindly send on the Assignment of Mortgage in duplicate, also the letter of authority to Mr. Kesteven, to me just as soon as possible. I asked Mr. Steenson if he would also let me have his duplicate copy of the Second Mortgage and any other title papers he might possess. I presume that he has given these to you and I wish you would kindly enclose them with the other papers. In the meantime, I will secure back my cheque from Mr. Thompson and upon receiving the papers from you and finding same to be in proper order, I will immediately purchase Draft payable to your order and forward it to you by registered mail. If for any reason you do not care to settle the matter in this way, you could send the papers to Mr. Thompson with instructions that I might examine same but should not be allowed to take the papers away from his office until I handed to him a Draft payable to your order. Mr. Thompson's address is - J. Thompson, Esq., Ontario Hospital, 999 Queen St. West, Toronto, Ontario. However, the amount involved is not large and in view of the very long delay in this matter, I think you will probably accommodate me by sending the papers directly to my office. Now that the matter is fully under your own control, I hope you will accommodate me by sending on the papers without delay.
