Transcript | COOK & LEACH, ATTORNEYS-AT-LAW. INDEPENDENCE, IOWA. May 17, 1902. Joshua E. Peel & Son, Armagh, Ireland. Gentlemen: - Your letter of May 3d has been received enclosing copy of letter from Messrs. W. G. & J. B. Donnan of this city. We have carefully read and considered the same and this morning our Mr. Cook went and looked the property over. The property has been neglected for some time and was not occupied by the widow of Arthur Woods for some time before her decease, but she received the rent of the same. It has been renting for $3.00 per month. The lots are situated near the Illinois Central depot in this town and are not extra good lots. There is a place on the same where water is apt to accumulate and stand after rains and not much use can be made of the same. I hardly know what we will be able to sell the same for. The house has not been painted for some time and the tenants have used a portion of their rent for papering and patching up the inside of the house. The whole property ought to bring one thousand dollars ($1000.00), but we do not know whether it will or not. We think that probably an administrator will have to be appointed here for Agnes Duffy, before the daughter there can give a good title to her one-half. However, we will consider that matter more carefully after we have received the power of attorney from you. Enclosed we hand you power of attorney in favor of Justin E. Cook of our firm, and we will give the matter our prompt and best attention and realize the most that can be realized out of the property for client. Enclosed we hand you power of attorney to be signed by Rose Hegarty of Blackwatertown, County Armagh, Ireland. This must be acknowledged before U. S. Consul in your country or some officer who has authority to issue certificate under seal of the United States or it must be acknowledged before any officer in your country who has authority by the laws thereof to certify to the acknowledgement of written documents; but if so acknowledged, the certificate of acknowledgement by such officer must be authenticated by U. S. Consul or some other officer authorized to issue certificate under the seal of the United States. And such officer must state that full faith and credit is due to the certificate of such foreign officer and must certify thereto and to the genuineness of the officer's signature and seal if he have any. We have made the power of attorney very full so as to cover anything that may be here belonging to client, but so far as we know, the only property is the property described in the copy of the letter which you have sent us. On receipt of this power of attorney, we will proceed to sell the property with all possible dispatch consistent with obtaining the full value therefor. We would like to have authority to act for the daughter of Agnes Duffy and would like to know her name, also her husband's name and would like to know whether Agnes Duffy left any husband surviving. We simply wish to know that we have authority to act for her and any papers that may be necessary for her to execute, we will forward to you with instructions. Yours very truly, Cook & Leach |
